When a
Home Information Pack is required
Since 10th September a Home
Information Pack (HIP) is
required when you market your home with 3 or more bedrooms.
There are some exceptions but if your home is a standard
residential property for sale with three or more bedrooms
you need a HIP. For further advice please contact us.
What is in a Home Information
Pack?
- An index showing all
the documents in the pack
- An Energy Performance
Certificate
- A copy of the seller's
title to the property
- Local Authority and
water and drainage searches
- A summary of the sale
details
- A copy of any lease
and details of the landlord
- Copies of the last 3
years service charge details for leasehold properties
- Building insurance
details for leasehold properties
- Details of planned or
recent work for leasehold properties

What about 'Free HIP'
offers?
Whoever pays for the HIP owns
the HIP, therefore you should consider the following
carefully as any offers of free HIPS has drawbacks. Ask the
agent the following questions to consider your options. Our
responses are in red underneath to the relevant query: -

Can I market my property with multiple agents using
the same HIP or choose to market my property with
another agent? |

With our HIP you
can! No estate agency logos are contained within the
pack therefore any estate agent will accept it.

B. |
Is
the 'Free Hip' provided conditional using the estate
agent's own conveyancing service? |
|
|
|
|
|
There is no such thing as a
'free lunch'. One of the conditions 'Free Hip's
are provided is that you must use the estate agent's
own conveyancing service. Reasonable pricing and
more efficient conveyancing can be found on the high
street. |

C. |
If
I am dissatisfied with the agents service or I
withdraw the property from the market is the HIP
still free? |

|
|
|
|
Most likely not!
Please ensure you read all the 'small print'
relating to the agents HIP service. You may be asked
to pay for the HIP or an over inflated price. The
only cost using our service is our HIP fee - no
additional charges apply if you withdraw your
property from the market. |
